A monthly rate tells you surprisingly little on its own. For a stay of 30–90 days, the more useful question is: what will this exact property cost, require and feel like over the full stay?
Find the right kind of stay.
Different accommodation types solve different problems. A serviced apartment may package services and utilities into a higher headline price. A condominium rental might offer more living space but introduce separate bills, deposits or contract restrictions. A guesthouse may offer short-term flexibility with different workspace and privacy trade-offs. Do not assume any specific listing accepts your intended length of stay.
Start with the dates. Ask the provider to confirm your requested check-in and checkout, any minimum term, the exact unit, the lawful terms for the proposed stay and who your contract and payments would be with. A good deal on the wrong dates is not a candidate.
Look beyond the monthly rate.
Put every candidate into one ledger. Separate amounts you will spend from amounts you expect to get back. A refundable deposit is still money you must have available, and its actual return depends on the contract and eventual deductions.
| Line item | What to request | Evidence |
|---|---|---|
| Rent and dates | Written total for your exact stay, not a generic monthly example | Provider quote with date and unit |
| Utilities | Electricity, water and any fixed service fees; unit rates if billed separately | Published terms or written response |
| Deposit | Amount, conditions, return timeframe, permitted deductions | Lease or booking terms |
| Other charges | Cleaning, internet, parking, linens, guest fees | Itemised quote |
| Cancellation | What happens if plans change before or during the stay | Written cancellation clause |
Example with fictional figures: Rent THB 18,000 plus estimated utilities THB 2,000 and an agreed THB 1,000 cleaning fee means an estimated THB 21,000 in spend for that month. If the provider also requests a THB 18,000 refundable deposit, the initial cash required could be THB 39,000 even though the expected final cost is lower. These numbers teach the arithmetic; they are not a live Chiang Mai quote.
The details worth checking.
- Internet: Ask for recent upload/download results and stability during working hours, ideally from inside the unit.
- Noise: Ask about traffic, music, neighbours and construction at the time you sleep.
- Work setup: Check the desk, seat, light, outlets and the ability to take calls privately.
- Everyday comfort: Clarify ventilation, cooling, water supply, windows and whether kitchen facilities meet your needs.
- Access: Confirm steps, lifts, scooter/car parking and the route to essentials if these are hard requirements.
- Agreement: Identify the legal provider, payment recipient, refund process and any conditions you cannot meet.
Photographs and descriptions help, but they do not prove current physical conditions. If a requirement is essential and evidence is missing, record the outcome as HOLD rather than filling the gap with optimism.
Three possible verdicts
REJECT an explicitly incompatible minimum stay. HOLD a promising apartment with unverified internet. ELIGIBLE TO CONSIDER a candidate whose stated non-negotiables have supporting evidence. Eligibility still requires final contract and payment checks.
Ask before you pay.
This short message can save several rounds of correspondence:
“Hello, I am considering your property for [dates]. Could you confirm the exact unit, the total cost including bills and fees, the deposit and refund terms, minimum stay, internet evidence from the unit, and any noise or construction issues? Please also send the complete booking or lease terms before payment. Thank you.”
Keep the important details.
Save the listing URL, messages, dates, photographs, written terms and what remains unknown. Don't transfer funds solely because a listing appears on a well-designed website. Verify the counterparty and payment method independently. Ask who handles any applicable accommodation reporting requirements; Thailand's immigration authority publishes information about the TM.30 notification system, but compliance depends on the arrangement.
