CHIANG MAI · FIRST DESTINATION

Chiang Mai, for longer.

Find your rhythm in the north.

Before choosing a condo or neighbourhood, decide what an ordinary week should look like. Chiang Mai can be compelling for a longer stay, but the right area is personal and every specific property still needs checking.

Picture an ordinary Tuesday.

A holiday itinerary rewards novelty. A 30–90-day stay depends on repetition: waking, working, shopping, sleeping, exercising and reaching the places you actually need. A beautiful listing can score well in photos while failing the routine that matters to you.

Write down three non-negotiables. These might be a private desk and dependable connection for video calls, a quiet room at your sleeping hours, or a predictable walking route to daily essentials. Then choose three preferences: good coffee, a pool or being close to social activities. Never let the preferences cancel out a failed requirement.

The Place × Pace × Evidence rule

REJECT when a hard requirement is known to fail. HOLD when a decisive fact is unknown. ELIGIBLE TO CONSIDER only when the hard requirements have supporting evidence. Eligible is not a booking endorsement.

Where will your days take you?

Old City is a sensible area to investigate if you value walking between cultural sights, food and everyday errands. The precise street and property type still determine quiet, parking and suitable work space. Nimmanhaemin (Nimman) is worth considering for café access, contemporary housing and social energy; busy roads or aircraft-related noise may matter to some people. Santitham can appeal to longer-stay visitors seeking residential streets and everyday food options, but your route to workspaces and daily services should be tested.

The point is not to declare a universal winner. Compare two or three exact addresses against the same routine. The difference between a quiet side street and a busy intersection may matter more than the name of the neighbourhood. Our Nimman, Santitham and Old City comparison includes a decision matrix.

Know what your stay includes.

For a month or longer, a nightly booking, serviced apartment and monthly rental may have very different rules. Before paying, ask what the total quoted cost includes: utilities, cleaning, deposit, payment timing, minimum stay, cancellation terms, any additional occupant charges and how the deposit is returned. Verify that the named accommodation provider can actually confirm your dates.

A screenshot of a listing is a starting point—not current availability or a binding quote. We created a dedicated monthly accommodation decision guide to help you compare offers on consistent terms.

Think about the season, too.

Chiang Mai experiences substantial seasonal differences. In particular, fine-particle air pollution can become a major consideration in the later dry season, often around February–April, although conditions vary from year to year and day to day. Check recent measurements and official advice near your travel dates rather than using an average or a photo to predict conditions.

For remote work, consider whether the internet is usable from the exact room, not merely whether the building advertises Wi-Fi. Request a dated speed and stability test, confirm any mobile-data backup, and check power arrangements. For sleep, ask about neighbouring businesses, nearby roads, construction and noise at the hours you intend to rest.

Before you decide

  1. Define the dates and length of stay, including how much flexibility you really have.
  2. Set a maximum total accommodation budget, not just a monthly rent target.
  3. List hard requirements separately from attractive extras.
  4. Choose up to three neighbourhoods based on your daily routine.
  5. Compare genuine accommodation candidates, with links and dates saved.
  6. Mark missing evidence as HOLD until it is answered.
  7. Review payment, lease and cancellation terms before committing money.

Our free Chiang Mai accommodation checklist can help you keep the questions together. It is a self-guided tool, not a database of verified or currently available properties.
